When a home goes on the market, sellers naturally see the most obvious parts of the process.
The photos get taken.
The listing goes online.
Showing requests start coming in.
But there is quite a bit happening behind the scenes that sellers don’t always see.
Once a listing is active, one of the things I’m watching closely is how buyers are responding.
Are we getting showings?
How quickly are they happening?
Are the same homes being viewed alongside yours?
Are competing properties selling?
Are new listings coming onto the market that could affect us?
All of that matters.
I’m also watching the feedback.
Not every buyer or agent gives useful feedback, but when they do, it can tell us a lot.
Sometimes buyers love the home but the timing isn’t right.
Sometimes they have another house to sell.
Sometimes they prefer another property.
And sometimes several buyers mention the same concern.
That’s when feedback becomes especially important.
There is also a lot of communication happening in the background.
Showing requests.
Agent questions.
Follow-up after appointments.
Updates to sellers.
Paperwork.
Marketing changes.
Watching the market.
And when an offer comes in, things usually get much busier very quickly.
There are dates to review, conditions to understand, terms to negotiate and a lot of details that need to be handled properly.
One of the biggest parts of my job is making sure my sellers know what is happening without feeling like they have to manage the process themselves.
You should know what’s going on with your listing.
You should know what buyers are saying.
And you should know if something in the market changes that could affect your sale.
Putting a home on MLS is the easy part.
Managing everything that happens after that is where a lot of the work really begins.
